When you first arrive at the office for the model home, to sign your contract and choose your upgrades, keep in mind that the build quality of your home will not be on par with the model home. The build quality of that model home will be leaps and bounds above the quality of your home on the delivery date.
These are a few more reasons why you will be delivered an inferior home from Kay Builders, Inc:
They hire low grade subcontractors to complete the finishing work. The drywall work in all Kay Builder's homes is inferior, and you will have to pay other contractors to fix the work upon closing. If you do decide to purchase a home from Kay Builder's, go with one of the entry level models. The higher price point model homes require intricate drywall work, that have a lot of curves and angles.
Their drywall finishing is typically completed by entry level crews who get paid for fast and cheap work not quality finish work.
The trim carpentry is another issue in Kay Builder's homes, so once again steer clear of the higher price point models because most of the trim carpentry work will be completed by entry level crews, who get paid for fast and cheap work. Upgrades like crown molding and wainscotting should be purchased after closing and done with a reputable finish carpenter. It's worth the extra money and effort to get these items completed after closing.
Make sure you check all of your windows, and make sure they all close and open without any undue force prior to your closing date. Most people fail to check all of the windows, and down the line it will be nearly impossible to get Kay Builder's to fix the issue.
Electrical is another prominent issue with a Kay Builder's home.
It would be advisable to have a home inspection done prior to closing, and make sure the home inspector pay particular attention to the electrical installation. Several homeowner's have had uncapped wires in junction boxes, electrical boxes buried behind drywall, and outlets that do not work.
Make sure you document everything during your pre-drywall inspection, ask questions, and take photographs as well. If you know someone knowledgeable in the trades it would not be a bad idea to have them accompany you. During your pre-settlement walk through make sure you document everything no matter how small you think it may be.
You will be told that there is not enough time to document everything, but that is just a ploy to get you to document as little as possible. Their contract states that verbal agreements are not binding, so anything that is not written down will not be honored. The turnover rate at this company is so high that the person who gave you the verbal agreement today will be gone tomorrow. THIS IS A MAJOR PURCHASE YOU CAN NOT LEAVE IT TO CHANCE WITH A NON-BINDING VERBAL AGREEMENT.
Kay Builder's has a track record of waiting until right before your closing date to complete just enough of the property to obtain the certificate of occupancy.
Once the certificate of occupancy is signed by the township or municipality, this is all that they need to proceed with the closing. If a hot plate on a cart is all that is required to say you have a stove in the kitchen, then that's all you will get. If you fail to proceed with closing, you will be in violation of the contract since the certificate of occupancy is signed off and you are unwilling to proceed with closing.
Most of the Kay Builder's homes that are under construction will remain untouched, and little to no progress will be made as your closing date approaches. Then literally three to four days prior to closing, COOTF (Certificate of Occupancy Task Force) will descend on your new home and complete whatever is required to get you to the closing table.
COOTF consists of about 10-40 unskilled tradesmen (depending on how little or how much was done) and they are there to get that certificate of occupancy signed off.
Any and all unfinished work and trust me there will be a lot, will be promised to be completed during the 60-day punch list.
Consider yourself lucky if your punch list is small and is fixed within 2 years of your move in date. Kay Builder's has two full-time technicians for their warranty department, and a long backlog.

Everything is falling apart
Where to start . House was given with broken windows,/missing kitchen cabinets, nails in electrical cables, broken ac, footprints stained into the stairs because they walked on them wet, multiple live wires in our basement and attic that could have caught my house on fire !
Two foot hole in the floor board stuffed with a garbage bag and water bottles . They are currently no longer responding to warranty emails- totally took our developments name out of the drop down. The house has been falling apart since we moved in less then a year ago. Pipes breaking and leaking as well.Tricked by the sales office with saying an easement was only for the back of the house and left out that ten feet on both sides of the house are easements as well.
Slapped an electrical approval sticker on my electrical box post dated for two months before we moved in and it appeared only when our power GFI kept shorting out as a huge NAIL was going through the wire !!!
The sticker was not there prior to that. ( wonder who they paid off to allow so much to slide through inspection with the town)Their supervisor that runs the site had the police called on him multiple times at how aggressive and nasty he is to woman.

I filed a Civil Complaint against the Kay Builders, Inc. on July 28, 2022.
This builders is the worst Linda and there team are all nasty people to work with there work looks good but they did not complete our home they left out un-finished work like the HVAC System and the Electrical work short circuits over and over the floor boards when you walk on it, it squeaks we paid for upgrade to the bathrooms, and it took them five months to install it after we moved in damaging us massive water floods the streets in front of our house and our neighbors house.
They closed on our house in Feb 23rd 2022, and we had no driveway until the end of July 2022 as well as the sidewalk apron, causing my family and children to have to suffer by walking through massive water puddles for months the basement we paid to have renovated never came with no lights on one light going down the basement steps you call these people they never answer they were supposed to seed the lawn they lifted it for five months un seeded. They lied to us right before closing forcing us to haver to join in on a home owners association and pay monthly fees to them here the worst run from them

Horrible quality
Never buy a house through Kay Builders. They do cheap *** work and charge you a fortune for it.
I built a new home with them and have problems since day one, whether it's the doors that don't fit or the fact that it took four months to finish the kitchen cabinets and the garage door, or it's the standard appliances that are broke or the ac unit that doesn't work or the electricity that keeps going out or that they never put in a vent leading from the dryer to the outside or that people's driveways are collapsing. Those are just problems at my house, you should hear the things that are wrong in other people's homes. I hate this house I wish I never built it. Don't ever build or buy a home through KAY BUILDERS their quality is horrible.
I'm a single dad, I busted my butt to buy my first home and move my kid into a better school district. This was by far the worst experience I've ever had, Kay Builders poor work and care for the customers is disgusting. They definitely make you feel like you are not getting what you paid for.
I feel taken. My daughter and I would have been better off if I just kept renting an apartment.

The warranty and workmanship of this builder is not worth the paper its printed on " avoid this builder their quality stinks). You can call customer service warranty group until the cows come home they will not respond or fix issue.
Mind you these problems were noticed shortly after taking possession of home.
1- Basement flooded out due to the installed gutters being too small to handle rain load causing basement flooding out ruing rug and padding. Excess rain water over flow runs down stairwell and floods the basement. Several thousand in repair now needed to correct problem.
2- What brainless genius worker installed this patio light.
Too close to door opening. Storm door can't be installed hits light and one will also hit their head on light (too low and close to door opening) when walking out door.

First off, I was told several lies over when my home would be started to keep me in the game. I put money down in June of 2018 and was told to put my home on the market ASAP because the new home would be built by January of 2019.
Fast forward to August of 2019 and that is when they finally broke ground. The home was supposed to be finished in the first week of December per their estimate on the August start date, but they did not have it ready in time. Would you expect to get a phone call the night before settlement at 7PM telling you sorry your home will not be ready tomorrow? Me either, but that is exactly what happened.
Not only once, but three times before I considered telling them to stick the home up their backsides. In the meantime, I had to sell my old home, and was homeless for Christmas with a family of four children and a dog. Kay did reimburse us for the two weeks we had to stay in a rental, but they tried to get us to huddle up in adjoining hotel rooms for the holidays, which certainly was not going to happen.
We finally settled on December 30th 2019, but noticed we had water in the basement during the walkthrough the day before. Once again, we were lied straight to our faces when we confronted them about the water issue.
The day after settlement we had a big rain storm and our basement had water coming in from cracks in the foundation wall and the bilco door entrance. Kay sent someone to the house the next day to have them inject the walls, but the bilco door still had a leak for a couple of weeks.
Another major problem we noticed when we first moved in was the kitchen island would bounce when you walked next to it. Kay builders informed us that it was normal to have movement in your house, but this was ridiculous. In the end, they sent a crew out to put cross blocks under the entire side of the house to keep it from moving.
I am certain this will be an issue in a year or two because it is being pulled down from below, and will likely eventually loosen over time.
We decided after dealing with those issues that we needed to protect ourselves and paid for a home inspection while we were still under the one-year warranty. The inspection report noted several major issues with the roof, lack of caulking around the windows, electrical box problems including breaker over fusing, a leak at the water main, back up sump pump not installed correctly, negative grading around the home, and an open light fixture hanging on the side of the wall on the way down the stairs into the basement.
Kay sent some lackey to our home to “Fix” the roof issues and all he did was caulk over the exposed nails while smoking a number of cigarettes. We decided once again we needed to protect ourselves and hire a local roofer to review the job that was supposed to be done. He just finished the review and sent me a number of pictures that show cracked and loose shingles, a number of exposed nails, flashing that is exposed, and all the spots where the previous guy caulked over the exposed nails instead of fixing it the right way.
What a disaster. He told me I would be better off ripping the entire roof and starting all over again.
He expects a number of the shingles to blow off over the next year or two and the cracked shingles are already allowing water to access the wood below. What a complete mess.
If you come across a Kay Builders development do not walk away, RUN!!!!

Kay Builders is a company built on lies
They’re fake. I used to work for them for a year.
They lie. They don’t care. They just like taking money. They advertise using 2x6’s.
Take a ride to their jobsite they use 2x4s. Their homes are prefabbed. And the workers putting them together are Brazilians from Maryland. They outsource everything, and they do that because they are cheap and they like cheap products.
And they’ll charge out the *** for their homes when they are about 175,000 overpriced. Their job sites are very unsafe, it be a shame if OSHA took a ride out to their job sites, or even the DEP to their shop off chestnut st. Rick Koze (the son of *** Koze) is useless. He doesn’t know how to do the job, he can’t even operate a piece of heavy equipment.
I’ve only seen him come out one time to the jobsite in his black personal limo and his black driver.
Rick Koze rolled down the back window and flicked his hands at us workers and told us to get back to work to make him money like real slaves. He’s a piece of ***
I trusted them. The township trusted them.
I have added Enforcement Actions we owners have received from our township for Kay not finishing our homes. We owners are looking at $500 PER DAY fine for Kay not finishing.
That's right, our township holds the owners and Kay responsible. If only Kay Builders put as...
Come look at my street, Cumorah Ave, Center Valley. Despite numerous violations by the township, and the threat of a lawsuit, Kay refuses to finish. And they lie all of the time. I suggest if you have issues ****complain to your township - in writing***, it is the only thing that works (a little).
Our street is a wreck. Kay took the money and ran! Despite the attached letter Kay still does nothing. I hoped to be nice to them.
I let things go, like how they said they put 3 coats of poly on the hardwood but their flooring subcontractor said all the homes only get 2. Or how I was not told until I went to closing that 1 acre of my 1.5 acres is preserved and can not be improved (affecting resale value), and a host of other things. But now, all they do is lie to avoid finishing my home. They were paid by me 4 months ago.
I trusted them. They are smoooottth talkers that is for sure.
